1. Acceptance of These Terms

By using bigtomsrv.com (the "Site"), you agree to these Terms of Service. The Site is operated by Big Tom's Boat RV and Self Storage, 1801 FM 1187, Aledo, TX 76008 ("we," "us," or "our"). If you do not agree, please do not use the Site.

2. Use of the Site and Your Account

You may use the Site to view storage options, rent a space or unit, make payments, and manage your account. You agree to:

  • Provide accurate, current information when renting or creating an account
  • Keep your login information private and tell us right away if you think your account has been used without permission
  • Use the Site only for lawful purposes and not interfere with its operation or security

You are responsible for all activity under your account. We may suspend or close accounts that misuse the Site.

3. Online Rentals, Pricing, and Payments

  • Availability: Units and parking spaces shown on the Site are subject to availability. A rental is not confirmed until you complete the rental process and sign the Rental Agreement.
  • Pricing: Rates, move in specials, and promotions listed on the Site may change without notice. Rates are shown before sales tax, which is added at checkout.
  • Payments: Rent is due on the schedule in your Rental Agreement. Online payments are processed through our third party storage software and payment provider. By paying online, you authorize us to charge your selected payment method.
  • Late fees and default: Late fees, lockouts, and remedies for unpaid rent are governed by your Rental Agreement and Texas law, including the Texas Property Code self service storage lien provisions.
  • Boxes and supplies: Retail items such as boxes and packing supplies are sold as is, subject to availability.
  • Errors: If a price or listing is posted in error, we may correct it and cancel or adjust any affected rental.

4. Rental Agreement and Facility Rules

Your signed Rental Agreement governs your use of any storage unit or parking space. If these Terms conflict with your Rental Agreement, the Rental Agreement controls. In general, tenants agree to:

  • Store only their own property and only items allowed under the Rental Agreement
  • Never store hazardous, flammable, illegal, or perishable materials, or live animals
  • Never live in or occupy a storage unit, RV, boat, or vehicle on the property
  • Keep their own lock on their unit and secure their gate access code
  • Use electrical hookups only for maintaining batteries and stored equipment as allowed under the Rental Agreement
  • Use the dump station, air, and water only for their intended purposes and leave those areas clean
  • Follow posted rules, speed limits, and staff instructions while on the property

5. Insurance, Disclaimers, and Limitation of Liability

Insurance. We are not an insurer of your property. You are responsible for insuring your RV, boat, vehicle, and stored items. Security features such as gated access, onsite security, and video surveillance help deter problems but do not guarantee against loss, theft, or damage.

Site content. The Site and its content are provided "as is." We work to keep information accurate, including unit sizes, photos, availability, amenities, and rates, but we do not guarantee it is complete, current, or error free.

Limitation of liability. To the fullest extent allowed by law, Big Tom's Boat RV and Self Storage is not liable for indirect, incidental, or consequential damages arising from your use of the Site. Liability related to your storage unit or parking space is governed by your Rental Agreement.

6. Privacy, Communications, and Other Terms

Privacy. We collect the information you give us to process rentals, payments, and account access. We do not sell your personal information. See our Privacy Policy for details.

Communications. By renting or creating an account, you agree we may contact you by phone or email about your account, payments, and facility notices. Text messaging is covered in Section 7.

Third party links. The Site may link to outside services such as Google Maps, Facebook, Instagram, X, Yelp, and our payment provider. We are not responsible for their content or practices.

Changes. We may update these Terms at any time by posting the new version on this page. Continued use of the Site means you accept the updated Terms.

Governing law. These Terms are governed by the laws of the State of Texas. Any dispute will be handled in the courts of Parker County, Texas.

7. Text Messaging (SMS) Terms

Big Tom's Boat RV and Self Storage offers text messages to customers who opt in. By providing your mobile number and agreeing to receive texts, you consent to receive messages from Big Tom's Boat RV and Self Storage at the number provided.

  • Message types: Rental confirmations, payment reminders, account notices, gate and facility updates, and replies to your questions.
  • Message frequency: Message frequency varies.
  • Costs: Message and data rates may apply.
  • Opt out: Reply STOP at any time to stop receiving text messages. You will receive one final message confirming you have been unsubscribed.
  • Help: Reply HELP for help, or call (817) 775-5402 or email bigtomsrv@gmail.com.
  • Consent is optional: Agreeing to receive text messages is not a condition of renting storage or making a purchase.
  • Carriers: Mobile carriers are not liable for delayed or undelivered messages.
  • Privacy: We do not sell, rent, or share your mobile number or text messaging opt in information with third parties or affiliates for marketing or promotional purposes.
